How home staging works, start to finish.
Sellers ask what actually happens between signing and the first showing. Here is the whole process, in order, with the parts that are usually a mystery — delivery day, the monthly fee, what happens at closing — spelled out.

Step 1 — Request or sign
Most sellers start by requesting a consultation so Sherri’ can confirm the package that fits the home. If you already know, you can go straight to the online agreement. The home must be vacant (or about to be) and reasonably clean; if it needs carpet shampooing or a professional clean, Sherri’ can arrange it and the cleaner’s invoice is billed separately.
Step 2 — Agreement and payment
The staging agreement is signed online in a few minutes. The amount due at signing covers the staging plan and furniture delivery, the first month, and removal. Pay by card, bank transfer or Venmo.
| Package | Best for | Due at signing | Monthly after month one | 3-month minimum |
|---|---|---|---|---|
| Starter | 2 bedrooms + office, living room, kitchen, dining room, minimal outdoor furniture | $2,700 | $500 | $3,700 |
| Expanded | Homes with two living rooms and two dining rooms | $3,400 | $600 | $4,600 |
| Diamond Deluxe | Homes over 3,000 sq ft with two living and two dining areas — larger outdoor furniture included | $5,650 | $700 | $7,050 |
| Outdoor living set | Add-on for Starter or Expanded: larger outdoor sets with seating for six | $900 | — | — |
Due at signing covers the staging plan and furniture delivery, the first month and removal. Any unpaid balance can be paid from the seller’s proceeds at closing.
Step 3 — Planning and loading
Sherri’ walks the home (in person or with the listing broker), plans each room’s purpose and scale, and pulls the pieces from her own inventory: beds and bedding, sofas, dining sets, rugs, lamps, art, kitchen styling and outdoor furniture. Everything is wrapped and loaded on her trailer.
Step 4 — Delivery day
This is the part sellers never see: the trailer backs into the driveway, wrapped furniture comes through the garage and the front entry, bins are unpacked room by room, beds are made, art is hung, and the last throw pillow is fluffed. For a typical home it is one long day; larger homes can take two. Staging is normally complete within one week of signing and payment.
Step 5 — Photos, showings and the monthly fee
Sherri’ coordinates with your listing broker so photos and video happen once the home is fully styled. From then on the home shows furnished for every buyer. The monthly fee ($500 Starter, $600 Expanded, $700 Diamond Deluxe) keeps everything in place after month one, with a three-month minimum.
Step 6 — Removal and closing
Once the home is under contract and closing is scheduled, Sherri’ removes the furniture before the buyer’s final walk-through. Any unpaid balance can be paid from the seller’s proceeds through the title company, so there is nothing to chase at the end.

Questions, answered
How long does it take to stage a house in Las Cruces?
Normally within one week of the signed agreement and payment. Delivery and setup is usually one day, two for larger homes.
Do I need to be there for staging?
No. With access to the property, Sherri’ can finish without the seller present, which is how out-of-town sellers use her.
What happens to the furniture when the house sells?
Sherri’ removes it before the buyer’s final walk-through, and any remaining balance can be paid from the seller’s proceeds at closing.
Can the buyer keep the staging furniture?
The furniture is Sherri’s inventory and is removed at closing; it is not for sale with the home.
What does the monthly fee cover?
It keeps the furniture in the home after the first month so the listing stays fully staged for every showing. There is a three-month minimum.
